What a difference a year makes

Last year’s annual SunPost
Premier Real Estate section was fairly optimistic about the
big-city panache and urban revitalization created by new condo
towers. The market was still hyped on VIP sellout events and
investor opportunities, even as experts rumbled warnings. How
quaint it seems now to recall that interested buyers were
admitted to some sales center openings by invitation only.
Darker days
have overtaken the real estate market, and speculation about
the market wobble has spurred hordes of vultures seeking
bottom–picking bargains. Oversupply is a concern, together
with how many owned units are actually lived in; just drive by
at night and count the lights on in any new building!
Checking this
year’s Premier list against last year’s, there are new
developments — mainly in resort communities such as Sunny
Isles Beach and Miami Beach, and urban-style in Aventura and
Coral Gables. Notably, there are fewer projects planned for
the Biscayne Boulevard and Brickell areas. A lack of building
land, increased costs, tighter financing and slumping buyer
interest are causing some developments, even in hot spots like
South Beach, to be reconsidered, put on hold or dropped
altogether. Condo-hotels are fewer as the market changes, and
some planned developments have separated hotel and residential
components. Farewell also to the recent trend of condo
conversion from rentals. In contrast, mixed-use developments
are increasingly popular because a developer’s risk is reduced
when his investment is spread across the spectrum of
residential, retail and offices. Mixed use is also an asset
for residents when stores, restaurants and even workplaces are
in the same location. This year the Premier Guide has added
office condos, a new real estate option in recent years.
This section
reports on what’s available in different areas, with some
brief facts and marketing pitches. The focus is on those
developments in active sales mode, not where resales rule.
Some eligible projects may be missing from the list, most
likely because the information was not forthcoming from the
contact person.
