Jeff Morr: Helping People Realize Their Dreams

With miles of sandy beaches, sparkling seas, and eye-catching architecture, South Beach reminded Jeff Morr of his childhood in Tel-Aviv.  So much so, in fact, that within a week of visiting it for the first time, Morr had decided to leave his Broward County home, sell his business and buy a condo right in the heart of South Beach.  Twelve years later, Morr now owns Majestic Properties, the top selling real estate agency in the Miami Beach area.

Moor started selling real estate at age 20 while he was still in college working towards a degree in advertising and marketing.  After his second day on the job, Morr sold his first house and, after seeing how much money he could make, he decided that the real estate industry was the place to be.  At first Morr worked for several real estate companies in South Florida.   Then, in 1995, five years after moving to South Beach, he decided to start his own company: Majestic Properties.

What began as a small real estate office with four or five realtors has grown into a full service real estate agency with two offices and over 100 realtors.

 

SunPost:  What is it about Majestic Properties that makes it both unique and successful at the same time?

Morr:  Our knowledge of the marketplace, of financing, and property values. And also our honesty and drive to please the customer.  We are a full service real estate agency that specializes in luxury residential homes.  We are part of the entire process of the industry from choosing the site, to financial projections, to development consultations, the whole thing. 

SunPost:  Are you also a developer?

Morr: No, we’re not developers but we’re there for the developers during the whole process.  We help them.  Kind of like a partner, we “hold their hand” throughout the entire project.

SunPost: And do you look for the developers or do they come looking for you?

Morr: They seem to come to me.  They know the kind of company that we are and the values that we hold.

SunPost: Your realtors must play a big role in maintaining this image.  What do you look for in a realtor?

Morr: We are very selective about the people that we hire.  They must have integrity, ethics and people skills.  They have to fit the Majestic image of honesty and sophistication.  They must be business savvy, honest and just have good personal qualities.  When I first started the company I said I would never hire a realtor that didn’t have experience, but I’ve learned that sometimes experience is outweighed by certain qualities. So now it’s not so much about experience as it is about qualities.  As a matter of fact, one of my top sellers last year had no real estate experience prior to this.

SunPost:  With the economy doing poorly lately why does real estate continue to remain strong?

Morr:  People are starting to notice that the stock market isn’t a safe place to put your money anymore.  With the stock market so questionable, people look for other places to invest money in.  Real estate is more tangible than the stock market.  It doesn’t go up and down, and when you’re tired or just don’t want to do it anymore you can just sell and move on.

SunPost: Does South Florida continue to be a hot market for Latin American investors?

Morr:  Definitely. Very hot.  Many affluent people from places like Colombia and Venezuela used to have summer homes here, but as the economy and living conditions in their country deteriorates they’ve kind of given up on their countries.

SunPost: Would you say South American investors are your biggest clients?

Morr:  One of the biggest, but we also have a lot of local market.  The New York market is hot as well.  New York and South Florida seem to somehow be connected at the hip.

SunPost:  Do you advertise in New York and other cities across the US?

Morr:  We do a lot of advertising in newspapers and some magazines.  We also have a new $25,000 website. We’re doing really well with it and we’re getting a lot of hits.

SunPost: What is the most rewarding aspect of your industry?

Morr:  Helping people realize their dreams.  We help them with every part of the buying process.  We’re even there for them after the closing. We’ll help them with anything they need by giving them referrals to people that we’ve worked for previously like landscapers or architects.  A sale is only the beginning of a process.  And by being there for them they give us referrals and repeat business.

SunPost: Aside from your business, what else do you enjoy?

Morr:  I live to travel.  I like to travel as often as possible.  I encourage all my realtors to take time off and travel.  I also like boating and foreign movies, oh, and napping.  I like to work hard and play hard.  But I try to live as stress free of a life as possible.  It’s important to relax.  I have two philosophies. One is work to live or live to work.  You must have a balance between the two.  Real estate is a wonderful business, but you must have a balance between that and something else.  My second philosophy is to spend time with loved ones and yourself, but at the same time be responsible about it.  It’s important to balance work and time away from work.

The NewStar Real Estate Report

If I had a property priced from the mid three hundred thousands to seven hundred thousands and did not have a pressing need to sell, I would take it off the market.

This month NewStar Realty Inc. looks back over summer sales results. During the sales days that fell between Memorial Day and the day after Labor Day, 392 properties went under contract in the 33139 zip code. This represents 1/3 of the existing inventory that was “on market” at the beginning of the summer, and yet . . . the current “on market” inventory still hovers at the same total amount that it did in at the beginning of June, around 1200 units.

Given this evidence of a healthy sales attrition rate, NewStar took an in-depth look at the type of sales that closed in different price ranges; there are some very interesting results. The upper middle class buyer is not present in the market in significant enough numbers to bring these inventory numbers down.

In the under $300,000 category, “on market” supply ranges from less than a month (the below $75,000 price range), to just below a year, in the $250,000 to $299,000 range. Then the 33139 market goes sour from just above the $300,000 dollar property to those just below $750,000. In these price ranges we have a 20-24 month supply of inventory sitting on the market . . . not counting the new Waverly which came on the market as a condo conversion this summer. The Waverly consists of about 400 units.  About 50% of its units are above the $300,000 price point, and another 150 units are above the $400,000 figure. They have presently contracted for a little over 20% of their inventory, with about half of it selling fewer than $300,000 and half above.  The over all supply on market for the property priced between $300,000 and $500,000 then sinks to a little less than 14 months; the new Waverly is suppressing the market for the reseller.  The over $500,000 to $750,000 is not affected by the entrance of the Waverly to the market.

The old adage the rich get richer still rings true. Once you look at properties over the $750,000 mark, up to $1 million, and then at the over one million dollar category, you again have a very healthy market, only a four months supply for the properties that are priced from $750,000 to $1 million, and a nine months supply for the over a million dollar units. This is all, of course, based on summer sales rates. Summer rates will change some in the lower categories as we approach the season. In the high price ranges we usually pick up quite a bit.

So what does all this mean? Well not being an economist, I will not attempt to divine anything more from the data than what it means to the real estate owner, but if I had a property priced from the mid three hundred thousands to seven hundred thousands and did not have a pressing need to sell, I would take it off the market. This type of large inventory leads to a buyer’s market. Lower inventories will keep the price per square ft selling prices higher for those that must sell, and will give the buyer who waits the benefit at a later date.

New, Private Marina Planned for the Bentley Bay Luxury Residential Towers
