The Shoppes at West Avenue Opens, JCS Receives Jimmy Miller Award, DeMartino Kiwanis President, Frankel New VP of BHI Development Association, Shirley
Partner To Be Honored by NA’AMAT USA
Business News:
*The Shoppes at West Avenue recently opened at 959 West Ave. This new project features a ground-level retail center and a four-story garage with
self-storage spaces and parking for cars and motorcycles.
“The Shoppes at West Avenue will fill several important needs in South Beach. First, the development will offer more than 580 parking spaces available for
lease on a monthly basis and 98 parking spaces for hourly parking. South Beach currently has a shortage of parking. We believe the project effectively will help meet demand. Second, nearby
apartment residents repeatedly have expressed a desire for more self-storage options. The Shoppes also will address these needs. Third, The Shoppes is designed to serve as a neighborhood
center. It will feature a Starbucks, a restaurant and various shops catering to the specific needs of apartment residents,” said Todd Dofflemyer, vice president of property
management and leasing for Gumenick Properties, developer and owner of The Shoppes in a press release.
The demand for the parking has been strong and only a few spaces remain. Individuals leasing parking spaces will have round-the-clock access to the garage
due to an electronically controlled gate access.
Retail space also has experienced strong demand. The Shoppes now has commitments from Starbucks, Oliver’s Restaurant, New Concept Video Two,
an ice cream store and a women’s clothing boutique. About 60 percent of the 21,035 square feet of retail space has been leased. Several 1,000 to +3,000 square foot bays remain available
for lease. Lyle Stern of FKS Realty is the broker representing the development and can be reached at 305-532-6100.
“Gumenick Properties is excited about the opening of The Shoppes. We believe this development will meet important needs of local residents. We also expect
that it will become an inviting, urban oasis that over time will be considered a South Beach institution,” Dofflemyer said.
Gumenick Properties is a real estate development, building and management company based in Richmond, Va. The company holds property in Virginia and Florida.
It has developed apartments, single-family home neighborhoods and retail shopping centers since the company began operation in the early 1940s.
