Old news: The real estate bubble finally burst. Home prices are dropping. So are condominium prices. And some high-rise projects once promised remain as empty lots marked by “for sale” signs.

These days the real estate market may be better illustrated by the stark truth of an Edward Hopper painting than a fantastically surreal Dalí, but it is still far from drained of all color and vibrancy. New condo communities continue to be planned, mixed-use buildings constructed, and apartment buildings and hotels converted for sale.

In this section we again list some of the new projects that are being actively marketed by developers — this includes buildings under construction, still under control of the developer and those that have not yet hoisted the “sold out” sign. (Note: prices listed are subject to change.) As you will see, there is still plenty of building going on in Miami-Dade County and, as anyone who sits through a city public meeting can tell you, there are more projects coming off the drawing board and heading for permitting.

Not too long ago, when the real estate engine was revving, developers and their marketing teams would eagerly promote projects even before they received the full blessing of whichever municipality they wanted to build in. Those days have gone, along with the arrogance (and sense of entitlement) that rankled the real estate gods (not to mention those who lived near some of those future projects). Perhaps developers have learned there is an art to negotiating with the gods of real estate. For woe to those who annoy them.
